First, understand the 5 variables: N = Number of periods (5 years = 5; if semi-annual = 5×2=10) I/Y = Interest rate per period (6% annual = enter 6; semi-annual = 6÷2=3) PV = Present Value — amount you invest or borrow today PMT = Payment per period — regular deposits/withdrawals (0 if none) FV = Future Value — amount you receive or owe later

Enter the known value as a number, then press the corresponding variable key to store it. Example: Period is 5 years → enter 5 → press N key (when 5.00 appears, it's saved!)

Fill in the remaining 4 variables the same way. Leave only 1 unknown variable blank — you'll solve for that one.

Sign convention is critical! Money going out (investment, loan principal) = negative (−). Money coming in (returns, maturity payment) = positive (+). Use +/− to toggle signs. Wrong signs = "Error".

💬 "What if interest compounds semi-annually?"
6% annual, semi-annual compounding: Change N=10 (5×2), I/Y=3 (6÷2). Match the period units!
NPV — Is This Investment Worth It?

What is NPV? If you invest $50,000 today and receive $15,000/year for 5 years, NPV tells you in one number if it's profitable. NPV > 0 = good investment; NPV < 0 = avoid.

Press CF → Display shows CF0 (initial investment). Enter the amount as negative (money out) and press ENTER.

Press ↓ → C01 appears (Year 1 inflow). Enter the amount, press ENTER. Press ↓ again → F01 (frequency: how many years receive this amount). Enter 5 if you receive the same payment for 5 years.

After all entries, press NPV. When "I=" appears, enter the discount rate (your required return). Press ENTER → ↓ → CPT to calculate.

C01에 1년차 금액, F01은 1, C02에 2년차 금액, F02는 1… 이렇게 하나씩 입력하면 됩니다.
IRR — What's the Real Return Rate?

What is IRR? It tells you "What is the annual return rate of this investment?" Unlike NPV (where you set the discount rate), IRR calculates it automatically. If IRR > your required return, it's a good investment!

Enter cash flows using CF exactly like you did for NPV. (Same sequence: CF0 → C01 → F01)

After all entries, press 2ND → NPV. You'll notice "IRR" is written above the NPV key — pressing 2ND activates that second function.

Press CPT and done! Do NOT enter a discount rate — the calculator automatically finds the return rate.
Example: Invest $50,000, receive $15,000/year for 5 years. What's the real return?
① CF → 50000+/−ENTER
② ↓ → 15000ENTER → ↓ → 5ENTER
③ 2ND → NPV(IRR) → CPT → IRR = 15.24%
💬 Interpretation: The real return is 15.24% annually. If your required return is 8%, this is an attractive investment.
Reset & Setup — Must Know

Most common mistake #1: NOT resetting before a new problem! Old values remain and give wrong answers. New problem = ALWAYS reset first.

Reset TVM only (most frequent):2ND → FV or keyboard D. Sets N, I/Y, PV, PMT, FV all to 0. Do this before every TVM problem!

Full Reset (factory reset):2ND → CE/C or keyboard R. Clears TVM + memory + cash flows. Use when calculations get messy.

BGN/END Toggle:2ND → PMT. Switches between Beginning (BGN) and End (END) of period. Most problems use END (default). When "BGN" appears at top, you're in Beginning-of-period mode.

Store/Recall values: Save interim results with STO + digit (0–9). Retrieve with RCL + same digit. Up to 10 storage slots.
What is a Financial Calculator?
A financial calculator is a tool that computes Time Value of Money (TVM) to precisely calculate compound interest, loan payments, and investment returns. $1 today and $1 a year from now have different values — financial calculators quantify this difference.
TVM (Time Value of Money) Fundamentals
TVM is the foundation of all financial calculations. Understanding the relationship between 5 variables (N, I/Y, PV, PMT, FV) lets you calculate savings account maturity amounts, mortgage payments, and investment returns.
Variable Definitions:
N = Number of periods · I/Y = Annual interest rate (%) · PV = Present Value
PMT = Regular payment · FV = Future Value
Money going out (investments, loan principal) = negative (−). Money coming in (returns, maturity payment) = positive (+). Following this sign convention prevents calculation errors.
Example: Compound Investment Return
Invest $10,000 at 5% annual for 10 years. Using the calculator: N=10, I/Y=5, PV=−10,000, PMT=0, then CPT → FV gives approximately $16,288.95.
NPV and IRR
Net Present Value (NPV) is the sum of all cash flows from a project discounted to today. If NPV > 0, the investment is worthwhile; if NPV < 0, it's a loss. Internal Rate of Return (IRR) is the discount rate that makes NPV exactly 0, representing the project's true return rate.

두 개 이상의 투자 대안을 비교할 때 NPV와 IRR을 함께 보면 더 정확한 판단이 가능합니다. 단, 현금흐름 패턴이 비정상적인 경우 IRR이 여러 개 나올 수 있으므로 NPV를 우선 기준으로 활용하세요.
